Casa Aguila is a spacious, split-level villa on a large plot within Menorca's "Parc Natural". It has superb views across open countryside to a bird sanctuary lake and to the sea. There are unspoilt beaches about a mile from the villa. The villa also has an 8m private swimming pool and is officially registered with the Menorca Tourism Authority.

The Property
Casa Aguila is a spacious, split-level villa on a large plot within Menorca's "Parc Natural". It has superb views across open countryside to a bird sanctuary lake and to the sea. There are unspoilt beaches about a mile from the villa. The villa also has an 8m private swimming pool and is officially registered with the Menorca Tourism Authority.
The accommodation comprises:
* Master Bedroom with double bed and en suite shower room, opening onto a small sun terrace
* 2nd bedroom with twin beds
* Bathroom
* A further bedroom with bunks and wash basin
* Large lounge with a natural stone fire place and a CD player
* The villa opens onto a south-facing patio with awning leading to the 8m swimming pool
* Dining area, opening onto the barbecue terrace, with sunset views
* Spacious Kitchen with a fridge/freezer, gas cooker, microwave and washing machine
* Exposed beams in all rooms
* All of the bedrooms face south-east and offer fine views
The villa is officially registered with the Menorca Tourism Authority. It was built for the present owners on land purchased in 1971.
Casa Aguila is serviced by an English-run local villa management company, Todo Villas. Their services include the provision of a food pack on arrival and weekly changes of bed linen and towels. Please take your own beach towels.

*** S'Albufera is a select, low-density development set in beautiful countryside in part of the Parc Natural about 5 miles north of Mahon (Mao), the capital of Menorca. There are bars and restaurants in the nearby picturesque fishing village of Es Grao.
Es Grao bay, with its sandy beach and shallow water, is ideal for children. Sand dunes and pine woods, full of singing nightingales and migrant birds in spring and autumn, separate the beach from the Albufera. Rocks along the shore of the bay provide opportunities for snorkelling. Windsurfing is popular, as are the boat trips which can take you to yet more sandy beaches on the nearby Isle of Colom.
The villa is ideally situated for those seeking a Mediterranean holiday in unspoilt surroundings, away from the crowds, yet it is within easy reach of the local amenities. It will be especially appreciated by birdwatchers. More than 90 species of birds have been seen from the villa, including 15 birds of prey.
Direct flights from most airports can be arranged; those from Gatwick take about 2 hours. The villa is a 15 minute drive from Mahon (Mao) airport.

This rental is inclusive and is based on an occupancy of 4 persons and for a let of 2 or more weeks. Please add 5% per each additional person above 4 and add 10% for single week bookings.
Previous clients, some of whom return year after year, will be given a discount. Many are RSPB members replying to our advertisement in "Birds" magazine.
Although the villa can accommodate 6 people, many clients are couples who enjoy the spaciousness
The hire of a car is strongly recommended. This can be arranged at competitive rates for advanced bookings, through a reliable company. Please contact us for details.
Birdwatching
Casa Aguila or "Eagle House" is an ideal holiday location for birdwatchers. 96 species have been recorded from the villa, including 15 birds of prey. Stone curlews nest within sight of the lounge and are heard every night.
The owner has been birdwatching in Menorca since 1971 and knows where to go and what to expect - almost anything on migration - experience that will be happily passed on to guests. His commentary is on the English version of the Birds of Menorca DVD, available via www.paleartica.com.
