The Property

 
Once in residence, it will be difficult to tear yourself away from this spacious gite set in beautiful, peaceful surroundings, facing South West, ensuring sunshine all day and superb sunsets.  
Mature trees and flowering shrubs surround the house and garden area, and a 13m long roofed terrace to the front of the house, is shaded by majestic lime trees, and furnished with garden table, chairs and a bench to ensure guests can enjoy outdoor eating. A private pool is for the exclusive use of visitors to the gite. A 100m2 pool terrace allows guests to relax on loungers, or have a barbecue picnic at one end where a table and chairs are arranged under a roof shelter. A pool house contains a fridge and barbecue. 
Inside A large fully equipped kitchen has a table big enough to seat 12 people. The living room has a fireplace for a rare cool evening, and a billiard table, weight training machine as well as comfy sofas are provided. All bedrooms have cupboards, dressing tables & bedside tables. Child cot, baby bath & high chair are available on demand. Although out of sight, the owner lives next door & will be happy to offer help or information at any time.

Nearby villages provide small grocery stores, newsagents, chemists & bakers. Local markets occur daily as well as at night during the Summer season. An abundance of locally grown fruit & vegetables include the delicious 'coeur de boeuf' (ox heart) tomatoes, and the famously mouth watering Garriguette strawberries, as well as shoes, clothes, jewellery, pottery, in tempting displays. Antique markets are held in villages, all Summer, where bargain hunters can rummage with delight. Whether cycling along empty roads, hiking through sunflower fields or visiting the nearby vineyards of Bordeaux & the World heritage site of St Emilion, & the medieval Bastide towns with their gourmet restaurants, the area provides something of interest for everyone.

The gite is in a large private garden, adjoining the owner's house and garden, although secluded from his property by shrubs and mature trees. The garden slopes down to the fenced pool and faces a superb landscape over hills and church spires to the far horizon. It is a stone's throw from the village of St Martin Petit, between Bordeaux (80km)Agen,(70km) & Bergerac (50km) Nearby are the beautiful bastide villages of Duras with its chateau (15km), La Reole & Monségur with their pretty cafés, & restaurants. The nearest vineyards are 5 minutes away on foot! A short car ride away will take you to the grand Bordeaux vineyards & the world famous wine producing town of St Emilion (40km) In Summer music festivals are held in many towns, a cinema is in Monségur. Sport lovers can play golf, tennis, horse ride, hire bikes, as well as fish, canoe & kayak in the major local rivers, the Dordogne, the Lot the Dropt & the Garonne. Pleasure lakes can be found at Casteljaloux (30km) & hot air ballooning or micro lites can be hired by the hour. The famous Dordogne chateaux, cave paintings & frescoes are all short drives away.
