The Property

Palazzolo is an old brick and stone farmhouse located at about 3 km from Citta' della Pieve. It has been restored in 2004 maintaining its original layout as much as possible and it has been furnished with care. Inside you can find copies of old pictures relating to the history of the owners family and the territory.  
The house is surrounded by some of the farm's vineyards and has beautiful views on Chiana Valley, Cetona Mountain and Citta' della Pieve. 
Palazzolo can be easily reached since it is only about 10 km from Chiusi Chianciano Terme railway station (on the track from Milan to Rome) and about 15 km from the exits of Fabro (coming from South) or Chianciano (coming from North) on E35 highway. This means that it is possible to fly to some of Italian main airports (Rome, Florence, Pisa, Bologna) and reach Palazzolo in less than 3 hours drive. 
Palazzolo is situated in an area that is at the border of three Regions, Umbria, Tuscany and Latium, with plenty of things to see. 
Otherwise, if you don't like travelling around, you can enjoy the garden and the pool and spend your time in the countryside. In the evening, you can use the stone barbecue to prepare local sausages or any kind of meat, fish and vegetable. 
In the house there is plenty of space; in the groundfloor there are two drawing rooms (one with fireplace, the other with TV) and also the bedrooms are quite larges. 
The house has a floor heating system with termostates in almost every room, so you can adjust the level of temperature as you want. There is also a library with more than 150 books in English and about 20-30 in French.

Notes on Facilities:
The swimming pool is heated by solar panels. This means that at the beginning and the end of the season, if the weather is good, the temperature is a bit higher than the one in a normal pool. 
The kitchen is full equipped. There are coffee makers for moka coffee and filter coffee, but not for espresso coffee. Satellite TV is only for free channels. 
Firewood for barbecue and fireplace is included in the price. 
Between the barbecue and the swimming pool there is an external bathroom with shower. 
At the side of the pool there is an external solar shower. 
If you are staying more than one week, we change linen and towels every week and we offer you a "light cleaning" of the house. 
Pets are usually allowed, but they have to be properly looked after because nearby there are farmers that have shephard dogs that sometimes are at loose. 
The house could be suitable for elderly people, provided that they can climb the stairs, since all the bedrooms are at the first and second floor.

Location Description

*** The house is located at about 3 km from Citta della Pieve, where there are Supermarkets, Restaurants, Banks, an Hospital with first aid service, Shops, and so on. 
Palazzolo is within Umbrian bounderies, but very close (2-3 km) to the border with Tuscany (Siena province). 
Città della Pieve is located on a hill (at about 508 msl) and the house is along the road downhill going from Citta della Pieve towards the Chiana Valley. 
From a geographical point of view Citta della Pieve is part or the area of Trasimeno Lake, that is only about 20 km from the house. On the lake there are three islands, and two of them can be visited by boats. Trasimeno is known for its laces and local beans (fagiolina). 
The area is rich in ancient remains dating back from Etruscan and Roman times and also of artistic treasures from later times. For instance in Citta della Pieve (as in nearby villages and cities) you can find some paintings from Pietro Perugino. 
During the year in Citta della Pieve there are several happening, e.g. a Fair of local agricultural produce at Easter time, some events connected to the new production of extravirgin olive oil or sofran (that is grown around Citta della Pieve), events connected to religious events, such us a ""monumental crib"" at Christmas time and ""living paintings"" at Easter time. In August there is a competition among the three districts of the city and in June a Feast for St. Louis with paintings made on the main road of Citta della Pieve using parts of flowers and plants (petals, seeds, etc). During these last two events there are ""taverne"" where it is possible to taste local food, such as pig cutlets and sausages roasted on the barbecue, snails with tomato sauce and spices, pasta dressed with ""wild boars"" meat sauce, etc. 
Nearby the house, at a distance of 5-10 km you can find tennis courts, while closer golf fields are at about 40 km.

Rental prices shown include everything (linen, towels, firewood, energy, water, final cleaning) except expenditure for heating, if relevant. Those expenditure have to be paid on the base of real consumption measured from the arrival (the house is already warm at the arrival) to the departure. This because, since the amount of consumption depends on how you set the thermostates inside the house, we cannot control the costs for heating. 
Discounts may be offered to people staying two weeks or more, especially outside peak season. 
We usually ask for a cautionary deposit (300 euros, that can be higher in the case of pets) that is given back at the departure if nothing has been damaged or broken neither inside or outside the house. 
Arrival should be between 4 and 7 pm, departure between 7 and 10 am. 
Different conditions could be agreed upon with the owners.
