The Property
The Villa and Location
Our luxury villa is set in gardens of cypress, pine, roses, lavender, rosemary, sage and wisteria leading to a productive olive grove. Among the 100 acres of woodlands there is a private lake and many foot paths and quiet picnic sites.
The ground floor has one bedroom with an en suite bathroom and a private terrace. There is a well equipped modern kitchen and two separate spacious sitting rooms one with a large open fire place. The dining room seats 12 at oval wooden table. Broadband wireless is available through out the house with flat screen TVs, surround sound, a multi region DVD player and CD player with a connection for an ipod. An Xbox is also provided
The second floor has four bedrooms, two with showers and two with large baths and separate showers. The third floor has a bedroom with its own terrace with breathtaking views, and a private bathroom on the floor below.
The romantic cottage is ideal for couples and has a magnificent vista from its own terrace overlooking the swimming pool.
Around the villa there are many separate terraces for dining and entertaining including a Mulberry shaded garden.

Notes on Facilities:
The Baker's cottage, which overlooks the swimming pool, is brick built and is set apart from the main Villa. It provides the 7th double bedroom with storage and an ensuite shower room that has a carved Travertino marble sink and shower tray, the walls are lined in Salome marble. Upstairs there is a cosy sitting room with a semi circular window and a wooden day bed. The kitchen is fully equipped and the cottage has solar heating throughout.
The swimming pool and outdoor area allows for complete relaxation and enjoyment in the sun. Underneath the pergola is a superb setting for either a romantic poolside meal or an enjoyable meal for the whole family. There is a spacious indoor shower, toilet and changing area with ample storage facilities and a small kitchen equipped for poolside snacks/drinks and BBQ.

Set beside mature palm trees with magnificent views there is a 14 metre long solar heated swimming pool. The pool is surrounded by a large travertine marble area with a pergola at one end, shaded for dining and lounging.
Tuscany is alive during the summer; festivals celebrating truffles, wine and olive oil as they come into season are in abundance. However, Tuscany is a year-round destination with many wonderful events celebrating its rich history and its Saints, many of which take place throughout spring, autumn and winter. The property is situated about 3km from Forcoli which has a good supermarket and plenty of cafe bars and some restaurants. The property is very secluded but has excellent road links to Pisa, Florence, Siena and the region of Tuscany which offers many wonderful festivals and activities throughout the year.
