The Property
The property for 4, called "La Cordonnerie" is a detached and fully self-contained cottage. It is very comfortably furnished, with 2 bedrooms en-suite,ts own sat. tv, stereo-equipment & modern facilities for the kitchen, and a separate terrace, BBQ area and small garden. The neighbouring large traditional farmhouse,"La Rocambole", equipped fully independently, sleeps 8 comfortably (4 bedrooms & 3 bathrooms) and is furnished to high standards. A charming, partly roofed, large dining-terrace separates the two buildings with communicating door allowing the two houses to merge into one large romantic property while joining up living spaces of both houses at the central dining area! Within 12 km distance are the lively market town of St Antonin-Noble-Val, boasting a spectacular sunday market, with the river Aveyron and its Gorges inviting you for a canoeing-expedition. Nearby are some smaller villages with shops, tourist-information and local attractions. In the close vicinity the Forest of Gresigne offers peaceful walks, horseriding and stunning views toward the Pyrenees. Situated close to Cordes, many "Bastide"towns, the beautiful red-bricked cities of Albi and Montauban, this area offers numerous attractions, markets, elegant cuisine and notable vineyards nearby. Albi, the Capital of the Tarn, with its famous Cathedral and Toulouse- Lautrec Museum is within an hour's distance; Carcassonne, the fabulously restored medieval castle/fortifications in the country of the Cathars, is only 2+hours drive south. The recently built spectacular Viaduct of Millau near to the famous Gorges du Tarn, is a few hours away, driving through the stunning mountainous landscape of the dept.of the Aveyron.

Bedroom 1 and 2 are in the cottage, bedroom 3 and further are in the farmhouse. Room 1 is on the second floor, reached by stairs, room 3 and 4 are on the 1st floor (living room levels) and room 2, 5 and 6 are on the ground floor with immediate access to the outside. All bedrooms are very spacious with ample storing facilities for your possessions and are tastefully furnished and decorated. Bedroom 3 has its own dressing room. Both houses have a double bed-settee for extra guests.

In the cottage, each double bedroom has its own ensuite facilities; in the larger farmhouse, the two double bedrooms 3 and 4 have their own bath- or shower room (one is ensuite, the other is not ensuite but is opposite the room); the other two bedrooms in the farmhouse (bedrooms 5 and 6) share a large bathroom on the groundfloor.

Notes on Facilities:
Described above listed are the facilities in the cottage. The farmhouse,having twice the capacity of the annexe, has double the number of seating facilities for dining and sitting rooms. The farmhouse has gas-fired central heating, the cottage has wall-mounted electric heaters. The swimming pool is surrounded by a fence, conforming to French safety standards and protecting children below age 5; however the owners emphasise the importance of vigilance for parents & adults regards the safety of children in or near the pool. Please be aware that both houses have stairs and that all living areas are on the first floor: therefore we are of the opinion that the accommodation may not be suitable for small toddlers and people with difficulties negotiating stairs. SMOKING: We would ask you to only smoke outside the property.
*** Acacia, walnut and fruit trees border a large, tranquil and sunny garden that over-looks the countryside and offers plenty of space for family games and a superior 6 x 12 metre swimming pool, 2.5 m deep, with diving board, poolhouse and surrounded by a childproof locked fence standard to French safety regulations. Plenty of loungers, a table and chairs are supplied around the poolside. The pool is located in a very sunny open position, yet remains secluded and private. On balmy summer evenings a swim in the flood-lit pool is exciting and invigorating. As the pool is not heated, the season for swimmers lasts from mid-May to early October, depending on the weather.
The surrounding countryside is rich in wildlife and wildflower, with a wide variation of landscape, from cultivated fields to a forest that is said to be the least polluted in Europe. Walkers can use the Randonnée de pays, the nearby GR 46, or the many tracks and paths which lead off in many directions. Spectacular views can be enjoyed from the higher points nearby above Vaour. The GR 46 goes past the house on its way to neighbouring Penne and St Antonin. The quiet roads and tracks are ideal for cyclists, with a terrain to suit the reasonably fit. Younger children can cycle safely around the hamlet. Several well maintained bicycles and also a couple of children's bikes are kept on the premises, and as these are provided at no extra cost, we hope they will be treated with care. Canoeing, cajaking, visiting the Caves near St Antonin, horse-riding and tennis are further activities recommended for the area. There are 3 public golf courses around Albi.

A set of bedlinen and towels per person is included in the rental fee.
Included is also the cost of electricity and central heating.
Extra linen and towels used, will incur a small charge.
Before your arrival the cottage will be cleaned through. This is included in the rental price.
A deposit of 150 Engl Pounds is required for each of the properties at the time of booking confirmation. This will be returned upon completion of the holiday, the property having been left in good order.
The full rental cost plus the deposit must be paid 4 weeks prior to the holiday departure date.
Prices for separate rental of the farmhouse or farmhouse and cottage to be discussed with the owners.(farmhouse and cottage not to be rented out to two parties at the same time).
At all times only one party will be allowed to book the property so the pool is not shared.

As the main farmhouse is centrally heated, and the annexe has individual electric heaters in each room, this property is well suited to offer comfortable accommodation for longer term lets or to spend (part of) the winter there. The house would also be ideally suited to house-hunters who seek accommodation with easy access to a wide area of the departments of Tarn, Tarn et Garonne, Lot and Aveyron. If you are interested in this option please discuss your needs with the owners.
We also welcome pets at a small additional price but please discuss this with the owners before booking.
Booking: After deciding on your period of stay and the availability of the property please contact the owners for further details, booking form and booking conditions.
The owners will then be able to answer your questions and explain the procedure (please indicate if you prefer to be contacted by other means ie by fax or post).
We allow you to provisionally reserve the property for 5 days, in order for you to sort out friends & family, ferries or flights available etc. The reservation will have to be confirmed by booking form within this time, accompanied by a deposit of £150 for each of the properties reserved.
The accommodation, in part or as a whole, will only be rented out to one party at a time, therefore enabling our clients to enjoy the facilities of garden and pool in strict privacy.
