We are looking for all types of properties from well presented studio apartments to Luxury Mansions from family run Guesthouse to small Hotels.
Don't be put off. We are not just looking for exceptional properties but all properties of a reasonable standard compared to others in the same area and whose current advertising is a fair representation of the property.
Unfortunately we cannot be specific as to our criteria as this will vary between locations. What we can say is that we are not a budget accommodation site. This does not mean we are just looking expensive properties as we know some owners would prefer to charge less to guarantee occupancy. We can say however that we are not looking for properties which are obviously attempting to accommodate too many people for their size and location or which are poorly equipped or furnished.
Maybe it would be helpful for us to summarise our ethos. We want our site to advertise properties where the owner would be happy to invite their friends and / or stay there themselves. It's as simple as that!

What we look for in a Property

Number of Occupants
We recognise that property sizes, the accommodation offered, the facilities available and many other aspects vary greatly not only between countries but between locations within a country. For instance the size of a city centre apartment would generally be less than one in a rural area. The ratio of bathrooms to bedrooms will vary between countries and between well established holiday areas and rural locations in the same country.
Indeed a property's charm, character and location may outweigh its lack of facilities compared to other properties and we will take this into consideration if it is evident from the current advertising.
What we measure against is the norm for the location so please bear this in mind when viewing our criteria.
We do not exclude properties that offer to accommodate additional guests on temporary beds however the number of extra persons must be comparable to the size of the property. Normally we would expect the extra accommodation to be for children. If it is for adults then we would expect the extra beds to be in a separate room, be comfortable and of full size e.g a sofa bed in the the lounge.
Bathroom to Bedroom ratios
This will vary between location but if the average 4 Bedroom property in a specific location has at least 2 bathrooms either ensuite or shared then we would be looking for a similar ratio.
Self Catering Properties
With the exception of properties rented primarily for short term breaks, such as city centre apartments, we would expect properties advertised as self catering to have kitchen and dining areas of an appropriate size to cater for the number of guests accommodated. The kitchens should also be appropriately equipped.
A property does not have to have a swimming pool even in a hot climate as there are some visitors who perhaps prefer not to have a pool for safety reasons or because they would make no use of it.
If however a property is advertised with a pool it should be of a reasonable size. Our opinion is that any pool less than 12sqm should be described as a splash pool and not a swimming pool. If the current advertising describes it as a swimming pool we might not issue a Registration Code.
In terms of marketing a property photographs are worth a thousand words and if they are not present we question why!
We realise that for some properties such as studio flats or apartments it is not always possible to provide good photographs, but for larger properties such as detached villas we would expect to see photographs.
We do not look for specific shots such as the exterior as some properties may not be photogenic from the exterior but may be palatial inside. If however a property is advertising a specific feature such as a sea view, large garden or a pool we would be surprised if a photo was not included. Where possible we like to see photographs.
We do not expect our visitors to have to phone premium rate phone numbers to enquire on a property and would definitely view this as a negative point.
Our site is aimed at properties rented directly by their Owners and small agencies (up to 10 properties) who provide the home from home feel and personal service expected from directly rented properties. We restrict advertising to a maximum of 5 properties per advertiser.
