4U2-Rent offers advertising space to advertisers and does not act as a rental agent in any way. By agreeing to rent a property advertised on this site, no contract is entered into between 4U2-Rent and the person renting the property from an advertiser.
It is the sole responsibility of the advertiser to ensure the content of their advertisements is accurate, current and a fair representation of their property. While 4U2-Rent issues guidelines to our advertisers we do not monitor, verify or authenticate the contents of each advertisement. By placing an advertisement on our site the advertiser indemnifies 4U2-Rent against all costs, expenses and losses that may be incurred by 4U2-rent arising from any claim relating to the advertisement.

The site may only be used for purpose of:
Advertising properties for rent or services related to that activity.
Viewing the advertising contents displayed and making legitimate enquiries relating to these advertisements - queries not related to rental of the properties advertised e.g. for the purposes of marketing, are not permitted.
The site may not be used for any unlawful purpose or for any purpose restricted by these Terms and Conditions.
Use of this site effectively indemnifies 4U2-Rent against any losses due to breaches of these Terms and Conditions by any other parties.
Advertising material on this site is copyrighted and may not be copied, downloaded or printed other than for the purposes of making rental enquiries. Material extracted must not be altered or redistributed in any way without the prior permission of 4U2-Rent. It must also retain its original copyright text or have the text "Copyright © 2007 4U2-Rent.co.uk" reproduced on the foot of each page.
No attempt may be made to reverse engineer or copy any part of this site or to sell or offer for sale any part of this site in any way whatsoever.
No attempt may be made to damage the site in any way, including but not limited to the uploading of virususes, removal of content, alteration of content.
No attempt may be made to adversely affect the performance of the site.

Copyright:
4U2-Rent requires that all advertisers grant to 4U2-Rent an indefinite licence to use any textual or photographic material contained within their advertisements for its own marketing purposes.
4U2-Rent cannot be held responsible for any losses of whatever type occurred as a result of breach of copyright by any other parties.
It is the advertiser's responsibility to ensure that they have obtained permission to use any material for which they do not own the copyright, and that this permission includes the right to grant the licence required by 4U2-rent under these Terms and Conditions.
Liability:
4U2-Rent does not guarantee that the web site will operate without issues or in an uninterrupted fashion. Under no circumstances shall 4U2-Rent become liable to the advertiser for any damages incurred either directly or indirectly or to any loss of profits that result from or can be attributed to the operation of this site.

Design and Content:
4U2-Rent reserves the right over the final design, appearance and content of the website.
4U2-Rent reserves the right to edit, copy or amend the text, layout or photographic contents of advertisements.
4U2-Rent cannot accept responsibility for any damages or losses that result or are considered to result from any features of or changes to the design or any changes if feels necessary to make to textual or photographic contents.
Properties listed on 4U2-Rent are currently selected on an Invitation Only basis. 4U2-Rent reserves the right to change its selection criteria should it deem it necessary to do so.
Charges:
Charges, where advertising is not free, will be charged at the rate advertised at the time of registering the advertisement. No increases will be made during that period, but renewal of advertisements for further periods will be charged as advertised at the point of renewal.
Although renewal will be offered automatically, advertisements may be withdrawn at this point and no charge will be made. Payment:
Payment, where applicable, must be by sterling cheque or bank transfer and must be sent to arrive at the UK offices of 4U2-Rent within 14 days of you making your advertisement live on our site. Failure to make a payment will result in the advertisement being withdrawn from the site. Advertising Restrictions:
Content:
4U2-Rent offer 2 types of advertisement: Standard and Multi-Unit.
Each Standard advertisement is for a specific property/property unit and should only contain reference to that property. For example references to other other similar apartments within an apartment block are not permitted within a Standard advertisement. This type of advertising is covered by our Multi-Unit option. The property referred to in the advertisement may not be changed for another property. 4U2-Rent has the right to amend or remove advertisements contravening this term.
The site is intended for the marketing of individual properties and not for the marketing of companies.
4U2-Rent reserves the right to withdraw any advertisement that does not meet the advertising restrictions or the requirement for ongoing maintenance and currency of information as laid out in these Terms and Conditions.
4U2-Rent reserves the right to withdraw, without notice, any advertisement that it considers contains unlawful, damaging, threatening, pornographic, misrepresentative or inappropriate material or information, including any that it considers detracts from the presentation of the site as a whole.
Invitations:
Properties advertised on 4U2-Rent are currently done so on an Invitation Only basis.
Advertisers must be in receipt of an invitation prior to listing their properties.
Where advertisers list more than one property and it is found that properties subsequent to the first property do not meet invitation criteria, 4U2-Rent reserves the right to withdraw these properties.
Web Site Links and References:
A link or reference to a private Web Site advertising the same property or same units of a multi-unit advertisement is allowed using our purpose built Web Site Link function available from the Owners Home page.
The link is free if a Reciprocal Link meeting the criteria laid down in our terms for reciprocal links is installed in the referenced site.
There is a yearly charge if a Non-Reciprocal link is installed.
You will be asked at time you set up your link whether its is a Reciprocal or Non-Reciprocal Link.

Links or References to competitor web sites and most business web sites are not allowed. We will at our discretion allow links to sites such as those providing information on local facilities or transport that enhance the individual advertisement and do not conflict with the interests of 4U2-Rent.
4U2-Rent reserves the right to remove from any advertisement, hypertext links or addresses of other web sites that it considers to be against its business interests.
Terms for Reciprocal Links:
Any Advertiser choosing the Reciprocal link option must:
Install the link from the referenced Web Site back to 4u2-rent.co.uk before including the link in their advert.
The Link must be on a page which is accessible from the rest of the Web Site.
The Link installed must use the code presented for use within the Web Site Link function.
If the Reciprocal Link option has been chosen and the Link is not in place at the time the advertisement is made live 4U2-Rent will invoice the Advertiser for the cost of a Non-Reciprocal Link + a £10 Administration charge and the advert will be removed from the site until the invoice has been paid in full.
Ongoing Maintenance and Currency of Information:
4U2-Rent expects its advertisers to maintain their advertisements in as reasonable a current state as possible. In particular the on-line booking chart and charges should be kept as up to date as possible not only reflecting bookings received through 4U2-Rent but all other bookings. Charges must be entered in the pre-formatted section and not in charge notes as this data is used to format parts of the advertisement and to drive our search function.
Advertisers are expected to update their advertisement to reflect any changes to the property that may detract from the enjoyment of the property as advertised, such as but not limited to heating systems that have failed or swimming pools that are not usable.
4U2-Rent will invoke its rights to remove any advertisement where these conditions are consistently abused.
Termination:
If an advertiser requests that their advertisement is removed from the web site prior to end of their subscription period this will be done but no refund will be given.
Disputes:
4U2-Rent will not involve itself in or offer any opinion on any disputes relating to contracts entered into as a result of advertising appearing on its site. If however it receives what it considers to be a justified and substantiated complaint regarding either the misrepresentation of information by or the conduct of an advertiser then it reserves right to remove the advertisements concerned without notice or refund. All advertisers must supply at least one genuine email address and contact telephone number. On activating an advert, all advertisers will additionally be required to supply a genuine address (which is recorded but is not displayed anywhere on the system). If any of this information is found to be inaccurate, 4U2-Rent reserve the right to remove the relevant advertisements from the web-site. Privacy:
4U2-Rent will take reasonable measures to protect the personal information held by us. Personal information will never be provided deliberately to any third party without your permission and it is not our policy to pursue this line of marketing. However, 4U2-Rent cannot guarantee absolute safety of personal information.
